Singapore's heritage shophouses are a finite collection. We help owners and investors buy, sell and lease conservation shophouses — discreetly.
Why shophouses
Conservation rules protect the facades, and no new shophouses can be built. Many carry freehold or 999-year tenure. Full commercial shophouses carry no Additional Buyer's Stamp Duty (ABSD) or Seller's Stamp Duty (SSD), and foreigners are eligible to buy them.
Our founder, Jesmond Lee, was active in this market years before it drew international attention. Today we represent shophouses across the city's best-known conservation areas — including the Kampong Bahru stretch around our own office.

Singapore's shophouses sit in conservation areas designated by the Urban Redevelopment Authority (URA). Each category comes with its own rules on what you can change, which affects value, use and redevelopment potential.

The Heritage Luxe service
01
Access to off-market shophouses through owners we have known for years, with a clear view of tenure, zoning and the income each unit earns.
02
A quiet, curated sale to a shortlist of qualified buyers — family offices, funds and private investors — rather than a public listing.
03
Placing F&B, retail and office tenants whose use suits the building's approved use and conservation guidelines.
04
Pricing based on recent comparable sales and rents on the same street, so you know what your shophouse is really worth.
“I believe in prioritising the interests of my clients over profits. When you give genuine value to the world, it finds a way to deliver it back.”
Private consultation
Many of our shophouse deals happen privately, before they reach the open market. Speak to us over coffee at our Kampong Bahru office.
