Chinatown was among the first areas conserved by URA in 1989 and is made up of four sub-districts: Kreta Ayer, Telok Ayer, Bukit Pasoh and Tanjong Pagar. As a Historic District, the whole building is conserved, so the supply of shophouses here can never grow.

Its two- and three-storey shophouses sit minutes from the CBD and are home to restaurants, bars, boutique hotels and company offices. Many are approved for full commercial use, which keeps them open to foreign buyers and free of ABSD.

Buying a shophouse in Chinatown: common questions

Can foreigners buy a shophouse in Chinatown?

Yes, if the shophouse is approved for full commercial use. Shophouses with a residential component are restricted property, and foreign buyers generally need government approval. We check the approved use of every property before you commit.

Is ABSD payable on Chinatown shophouses?

No. Full commercial shophouses carry no Additional Buyer's Stamp Duty (ABSD) and no Seller's Stamp Duty. Buyer's Stamp Duty still applies, and GST may be payable if the seller is GST-registered. If part of the building is residential, ABSD may apply to that part.

What can a Chinatown shophouse be used for?
