The conservation area, the street, and the exact position — corner unit, frontage, footfall and nearby MRT all move the price.

Approved use & zoning

Whether each floor is approved for F&B, commercial, office or residential use. Full commercial shophouses carry no ABSD and are open to foreign buyers.

Licences

F&B, pub, nightclub or hotel licences are scarce on many streets and can add significantly to value.

Tenure

Freehold, 999-year or 99-year leasehold — and, for leasehold, how many years remain.

Land area & built-up area

Land size, floor area, number of storeys, and whether a rear extension or attic is allowed or already built.

Materials & condition

The structure and building materials, the state of original features such as timber floors, windows and roof tiles, and the quality of past restoration works.

No. Ours is a market valuation by experienced agents, based on recent transactions and what buyers are paying now. Banks, courts and some legal matters require a formal report from a licensed valuer, which we can help you arrange.
